Before you answer another letter from a park buyer, know what your park is actually worth.

A free, written, confidential valuation of your Nevada park — built on what parks are actually selling for today. Yours to keep, whether you ever sell or not.

What's My Park Worth? See how it works
No obligation. No pressure. No one — not your residents, your manager, or your neighbors — will know we spoke.
2026 cap rates have moved. Last year's number is stale — don't plan around it.

Parks. Only parks. Not houses, not strip malls. One asset class, known deeply — the way it should be valued.

Sound familiar?

Those letters in your mailbox are not offers. They're fishing.

If you've owned your park for any length of time, you've seen them: postcards and letters from out-of-state buyers, all claiming they'll "pay cash for your property." What they don't say is that the number they have in mind is usually well below what your park is worth — because they're counting on you not knowing the difference.

We started 8X Park Advisors to fix exactly that. A straight, documented answer to one question: what would your park really bring in today's market? Free, in writing, and private.

"I'm not looking to sell — but I'd be curious what it's worth."
— The most common thing park owners tell us. It's exactly the right place to start.
Simple, on purpose

How it works

Three steps. The first one costs you fifteen minutes on the phone. The rest happen only if and when you want them to.

STEP ONE

A 15-minute phone call

You tell Benny about your park — sites, rents, how it runs. He prepares a written valuation: the income your park produces, what comparable Nevada parks are selling for, and what that means in dollars. You keep it either way.

STEP TWO

You decide. There is no clock.

Sell this year, sell when you retire, or hand the park to your kids. The valuation is yours — a real number to plan around instead of guessing. Nobody calls you every week. That's a promise.

STEP THREE

When you're ready, we go to market

We work the buyers directly. We know what each active group pays for. When you say go, your park goes to the ones it actually fits — quietly, off-market — and your residents never hear a word of it.

The honest answer to "what's the catch?"

Why is the valuation free?

Because it's how we earn the right to represent you — later, on your timeline. Most owners we talk to aren't selling this year. Some never will. That's fine.

When a park owner in Nevada decides it's time, we want to be the advisor they already know and trust.

That's the whole business model. No fee for the valuation, no commitment, and no number inflated to flatter you into a listing. If your park isn't worth what you hoped, we'll tell you that too — and exactly why.

8X Park Advisors · Nevada-Licensed Real Estate · Las Vegas

I'm a Las Vegas real estate professional, and parks are all I work on — RV parks and manufactured housing communities, across all of Nevada. I built this firm on one observation: park owners get a steady stream of lowball letters from people who've never set foot on their property, and almost nobody gives them an honest, documented answer about what they actually own.

So that's the service. A straight valuation, in writing, supported by real numbers — and when you're ready, direct access to the buyers acquiring Nevada parks today. On your timeline, not theirs.

Every conversation is confidential. Every number is supported. And I'll drive out and walk your park myself.

Fair questions

What owners ask us

I'm not planning to sell. Is this still for me?
Yes — most owners who call us aren't selling. A written valuation is simply good information to own: for estate planning, for family conversations, for refinancing, or for judging the next unsolicited offer that lands in your mailbox. There's no follow-up campaign and no pressure. When you want to talk again, you call us.
What does it cost? Where's the catch?
Nothing, and there isn't one. We're paid a commission only if you one day choose to sell and we represent you — the same way representation normally works. The free valuation is how we introduce ourselves. If we do a sloppy job on it, you'll know exactly what we're worth.
Will my residents or manager find out?
No. We never contact your residents, your staff, or your manager. We never disclose that your park was discussed, valued, or offered. If you later decide to sell, marketing is done quietly to verified buyers under confidentiality — not with a sign at your entrance.
Is this an appraisal?
No — and we're careful about the difference. What we provide is a documented market valuation — a comparative market analysis prepared by a licensed Nevada real estate professional, based on income, comparable sales, and current buyer demand. If you ever need a certified appraisal (for a lender or court, for example), we'll tell you so and point you to one.
How do I know the buyers are real?
We follow the national and regional groups acquiring Nevada parks — what they buy, at what size, and in which counties. Your park is only ever approached to buyers whose criteria it actually fits, and only with your go-ahead. We don't mass-market your property to strangers.
